Single Dwellings and Multi-Dwellings


DSCN2576ZedWorks offer the following services to help you achieve the best outcome with your new home or investment. This is a guideline to how this may be achieved.

SITE VISIT
An initial visit to site is made to discuss project. (Refer to SITE ASSESSMENT AND REPORTS for dual occupancy and multi-unit development)
A quotation based on this discussion will be provided.

STAGE 1 – CONCEPT DESIGN
This would include taking of brief, site visit, perusal of all relevant documents and council requirements and providing a custom design drawing for your approval including site location, floor plans and one or two elevations.

At this stage we decide if we are going to proceed through:

  • local council (DA and CC), or
  • State approval procedure (called complying development)

LOCAL COUNCIL OPTION

STAGE 2 – DEVELOPMENT APPROVAL (DA) STAGE.
Provision of Plans and documentation required for DA lodgement.
(Co-ordination with other consultants will usually be required at this stage)
E-Lodging application on your behalf with Local Council.

STAGE 3 – CONSTRUCTION CERTIFICATE (CC) STAGE
Development of STAGE 2 drawings to be suitable for lodging with Private Certifier for CC.

STAGE 4 – ADDITIONAL WORKING DRAWINGS
Any additional plans and schedules required by you or your builder.

STATE APPROVAL OPTION

STAGE 2 COMPLYING DEVELOPMENT CERTIFICATION (CDC) STAGE.
Provision of Plans and documentation required for CDC lodgement.
(Co-ordination with other consultants will usually be required at this stage)

(NO STAGE 3 REQUIRED)

STAGE 4 – ADDITIONAL WORKING DRAWINGS
Any additional plans and schedules required.
